01 — New builds
Unique homes, not repeated plans
We are not a volume builder and we do not carry a plan book. What we build is one-off — the awkward infill block, the slope everyone else priced out of, the house designed around a view or a family that does not fit a standard footprint.
Because it is a small team, the person who quotes your house is on site while it is built. We handle the trades, the inspections and the certifier, and you get told what is happening rather than having to chase it.

How a build runs with us
Site first
Soil test, levels and access assessed before pricing, so the earthworks and footings are real numbers rather than an allowance.
Staged and inspected
Footings, slab, frame and final — each stage inspected and signed before the next trade starts.
One point of contact
You deal with the builder, not a call centre. Questions get answered by someone who was on site that morning.
Fixed scope, 5% deposit
Clear inclusions in the contract and a 5% deposit across the board — no surprise allowances mid-build.

Do you build on sloping or tight blocks?
That is most of what we do. Stepped footings, retaining, suspended floors and tight access are normal for us — we own the machinery to get into small sites.
Can you build from my designer plans?
Yes. We work from your architect or building designer drawings, and we will flag anything that will cost you money to build before you lock it in.
What deposit do you take?
5%, across the board, at every contract level. Progress claims are then tied to completed stages.
