03 — Local detail

What changes a quote in Victoria Point

The first thing we check here is the soil. Much of Victoria Point sits on reactive clay, which is why so many estate homes show seasonal cracking around cornices and door frames. Anything structural — an extension, a second storey, a new slab or a set of footings — is designed off a soil test rather than an assumption, and stepped or deepened footings are normal, not an upsell.

Local note

Estate blocks look easy until you try to get plant down the side. Fenced boundaries, a covenant on the front elevation and 900mm of side access change how the job runs. Our 1.2 tonne Kubota fits through a standard gate, which usually means the fence stays up and the driveway does not get cut — and we say so at quote stage rather than after.

The second is what is written on your title. Newer parts of Victoria Point carry covenants and easements — building envelopes, roof and render requirements, sewer and drainage easements you cannot build over. We pull the property report and the plan before design, because it is cheaper to design around an easement than to redraw after a certifier finds it.

Can I add a second storey to a brick-and-tile estate home?

Usually, yes. The existing footings and slab have to be assessed for the extra load, and sometimes reinforced, but single-to-double storey on estate housing is standard work. We get the engineering done first so the price is real.

Do reactive clay soils make an extension more expensive here?

It changes the footing design, not the whole job. A soil test tells us the site classification, and the engineer designs footings to suit — often stepped or deepened. Skipping that step is what causes the cracking you see in older estate homes.

Will a covenant stop me building an alfresco or a bigger garage?

It can restrict what it looks like rather than whether you can build. Covenants commonly control roof pitch, cladding and street elevation, and easements control where you cannot build at all. We check both before drawings, not after.
